Marin County September 2026 Real Estate Report

August brought a noticeable seasonal shift to the Bay Area, and Marin County was no exception. As the market moved away from the spring and summer peak, closings declined across most counties and inventory expanded, reflecting the typical late-summer transition toward fall. At the same time, competition remained stronger than a year ago, with a greater share of sales closing above asking price across the region.

Marin continues to stand out for price appreciation, recording the second-highest year-over-year gain in the Bay Area outside San Francisco. The broader market also shows a clear divide between property types. Single-family homes continued to demonstrate stronger conditions, while the condo market became more uneven, with pricing and sales momentum moderating in several counties.

For Marin buyers and sellers, the takeaway is a market entering its next seasonal phase with solid underlying demand but a different pace than earlier in the year. As we move into September, watching inventory, pricing, and the balance between single-family homes and condos will be key to understanding where opportunities are emerging.
