Mortgage rates closed out July near their highest levels of the year, cooling some of the demand tied to financing. But the story driving Bay Area headlines this summer isn’t rates — it’s wealth. AI-driven gains are fueling intense competition for family-ready homes in San Francisco, with modest overflow into San Mateo County, where median prices are up 25% and nearly 10% year-over-year, respectively. Across the rest of the Bay Area, price trends look much closer to the national picture — largely flat year-over-year — though Marin’s own numbers tell a slightly different story.

Marin County’s July figures show real, if measured, movement. Median sale price reached $1.72M, up 3% year-over-year — a moderation from June’s 11% gain — while closed sales rose 18% and active listings fell 22%, pointing to tighter inventory even as appreciation cools. Homes are also selling closer to asking (100% sale-to-list, up from 97% last July) and moving faster, averaging 49 days on market.

Whether rates ease from here depends largely on the labor market, and the low-hire, low-fire pattern showing up nationally extends across Northern California: unemployment is low, but so is job creation.
