Where has this year gone? School has started  IN-PERSON and we are back to our fall routine! Hooray! Before you know it it will be Halloween! Can you believe 2022 is just a few months away?


While August (and next month’s September) data usually represent the pause in the market that refreshes, please remember our analysis always lags one month. 

  • While the 3-month rolling average for homes has come off just a touch during the summer season, the 6-month rolling average for 2-bedroom condos is at an all-time high. 

  • Please review the city-by-city median sales data for both the 4bed/3bath and 3bed/2bath to get a feel for the market. Your home may be worth more or less depending on your upgrades!

  • Don’t miss out on the 32 active/coming soon listings in the Ultra-Luxury market at $5 million+. It’s been very hot in this sector in 2021.

  • August listings were down but it makes sense if you look at the new listing and active listing data presented. The market has retained its seasonality.

  • Inspectors are still booking 2-3 weeks out and we expect (hopefully) a ton of new listings coming on the market in September and October. It’s not too late to move this year!
