Memorial Day Weekend is behind us and the official start of Summer is just a few days away, if you haven’t done so already it may be time to tune up your grill and enjoy Marin’s “hot” months that lie ahead. 


Seasonality has always played a part in the Marin Real Estate Market and 2021 is no exception. This year the selling season changed early and went from hot to hotter. Median home sales prices have seen an astonishing increase since the pandemic struck, now at an all-time high of $1,692,500. While we saw the anticipated Spring market spike, inventory has continued to trend lower year-over-year since 2017. Active listings are trending upward slightly in 2021, however, it is significant that year-over-year comparisons still show an extreme lack of new homes being listed for sale.


Luxury home sales of $3 Million+ continue to increase as prices are driven upward while demand for the limited inventory remains high.


By reviewing the stats below, you’ll learn that on a shorter-term 3-month rolling average: 67% of homes are selling above the list price, homes are selling at an average of 6% over the original list price, and the metrics tracking both Median Days On Market and Months Supply of Inventory are lower than at any point in the last 16 years.
