Looking back, 2021 has been one of the most demanding markets in history. 

This is true for Marin County, the Bay Area and the rest of the country. Despite the location, the headlines were generally the same: They spoke of tight inventory, fierce competition, bidding wars, and fast-rising home prices. 61% of CA homes sold above asking price, the highest % in at least 30 years. In 2021 we saw the shortest median time on market in at least 35 years at only 8 days. 

But, as the market wakes up in the new year, keep a keen eye on opportunities all around you.   With rising inflation and mortgage interest rates, it will be interesting to see if the demand cools down somewhat.  Reduced competition can mean fewer multiple offers, less over bidding and more room to negotiate. 

This is an excellent time for a second look. It’s still a hot market, and probably won’t be cooling off anytime soon.
