Are mid-range homes in the Bay Area declining in value? Why or why not?

Home prices and demand for mid-range properties vary widely across the Bay Area. In general, the higher-demand markets — where median prices are already elevated — haven’t seen much softening. In Marin County, when you look at countywide medians, there has been a pullback in the mid-price segment. Here, a “mid-priced” home typically falls between $1.6 million and $2 million, with entry level under $1.3 million and luxury starting around $2.5 million.

Larger towns like San Rafael and Novato have a bigger share of homes in that $1.6 million range. These markets currently have more inventory, more buyer choice, and more hesitancy, which has pushed prices down. When buyers have options, they tend to wait — and that’s created some genuinely good opportunities for today’s shoppers. Of course, price depends heavily on location and condition. Take Larkspur, for example. Demand is extremely strong, and it remains a true seller’s market — with 50% of homes in contract as of Dec. 3, 2025. Meanwhile, the luxury and ultra-luxury segments in Marin are performing very well. Currently, 37% of homes priced $4 million and $5 million are in contract, and 33% of homes in the $5 million to $6 million range are under contract.
